Redden Construction, Inc., since 1990, negotiates between seventy and eighty percent of our workload. We have been performing the CM at Risk services for selected projects since the 1980's with the Children's Zoo at the Phoenix Zoo being one of the first. Our CM at Risk projects run from $100,000.00 to $6,000,000.00. The CM at Risk projects leads to select specialty contractors providing competitive bidding to provide a quality project and track record with Redden Construction, Inc.
Redden Construction, Inc. performs value-engineering services for virtually all CM at Risk or negotiated projects. Our specialty contractors volunteer value-engineering options along with our in-house value-engineering ideas. Redden Construction, Inc. emphasizes value-engineering services during design of the project which is much more beneficial and time effective. We continue value-engineering services throughout the construction stage.
Our Project Manager/Estimator, Thomas Johns, provides our budget estimating and pre-construction services. Thomas utilizes our estimating Excel database and specialty contractors to assist us on budgets. Our specialty contractors provide these services to us at no cost, due to the long lasting relationships we have developed in the industry in the over 51 years of business. Our budgets are presented on an Excel spreadsheet showing all subcontract trades. Redden Construction, Inc. is 100% successful after being selected as contractor, providing budgets from one-page concept drawings and working the jobs to final completion.

Redden Construction, Inc. has from time to time performed small maintenance projects. Many of these have had special work time concerns and have been performed on a time a material basis.

Redden Construction, Inc. also has the ability to provide in-house crews for both concrete and carpentry work. We will provide estimates for both of these trades, however, if we find that our price is best, our own crews will be utilized. Having the ability to provide our own crews is just another way of keeping the job within budget. Other work we perform in-house is small site preparation, finish hardware installation and layout.

Redden Construction, Inc. strives to keep our excellent safety record through many means. We subscribe to a drug free work place through "Drugs Don't Work in Arizona" and earned a Safe Fund award in 2001 and 2002. Hardhats, close-toed shoes and long pants are a requirement on every jobsite. We provide our specialty contractors and suppliers with site-specific emergency plans and evacuation plans referencing:

All of our specialty contractors must provide us with their safety plan along with MSDS sheets for any materials incorporated into a building or site. We also have weekly jobsite safety meetings and emphasize a different topic each week where attendance is mandatory.
Redden Construction, Inc. provides employees with ADOSH Training. Our Superintendents have attended the following classes: Forklift Train the Trainer, Fall Protection, OSHA 10-Hour Training, Lockout/Tagout, Scaffolding Safety, Heat Stress Prevention, Electrical Safety Awareness, Back Injury Prevention and Hazard Communication.

Redden Construction, Inc. warranties projects per specification requirements. At the end of the project a close-out package is assembled with all warranties, maintenance and operating instructions, cleaning instructions, parts lists, color and hardware schedules, air balance report and a list for extra stock materials. The job superintendent schedules all training at the jobsite and receives the extra stock materials. Redden Construction, Inc. believes that prompt warranty follow-up is essential to an "unconditionally satisfied client".
